Nice little suburban boba tea house tucked into a central First Colony location in Sugar Land. Good ambiance and quality service. Wide selection of Cream Blends, Teas, and Coffees along with snacks. Often have specials and discounts as well.

Unexpectedly nice Vietnamese coffee with strong condensed milk flavor and authentic coffee bean. Ask for extra basil when you order popcorn chicken then thanks me later.
